Our Proposals

GLP’s reserved matters application includes the redevelopment of the 26.74-hectare Former UK Coal Lounge Disposal Point site into a modern distribution park, delivering up to 70,000 sqm of Class B8 distribution space with ancillary offices, service yards, HGV parking, fuel/wash facilities, car and cycle parking, gatehouses, landscaping, pedestrian/cycle infrastructure, internal roads and drainage.

The Site

  • Located off Junction 13 of the A42, south-east of Ashby-de-la-Zouch.

  • Comprises reclaimed industrial land and some agricultural land.

  • Flood Zone 1 (lowest risk).

  • No listed buildings on site, and low ecological value in much of the site.

Transport and Access

  • New main access from Corkscrew Lane with a right-turn lane, approved as part of full element of hybrid planning permission.

  • Easy connection to A42, M42 and M1.

  • On-site parking for cars, HGVs, and cycles; EV charging facilities.

  • Pedestrian and cycle infrastructure throughout the site.

Environment

  • New planting, wildflower grassland, and ecological corridors.

  • Retention of existing mature vegetation where possible.

  • Brook diversion designed to enhance habitats and biodiversity.

  • Areas of soft landscaping within Zone 2 car parking area.

  • Attenuation pond to manage drainage on site.

Economic Impact

  • Up to 290 construction jobs.

  • Up to 990 permanent new jobs on site after completion.

  • Over £735,000 of additional yearly worker expenditure in the local area.

  • £10-£17 million in yearly tax revenues.

  • £1-2 million in business rates paid to North West Leicestershire.

  • A 5-6% increase to North West Leicestershire’s annual economic activity from transportation and storage.
