The application site is situated at the former Lounge Disposal Point site in Ashby de la Zouch (J13 of A42), as shown on the plans below.
In July 2012, full planning permission was granted for the erection of a distribution building (under ref. 07/01372/FUL). This permission has been lawfully implemented (minor works), and has been identified as a B8 planning permission in the North West Leicestershire Local Plan 2011-2031 under Policy Ec1a. The permitted scheme is shown to the right.
In 2017 around 10 hectares of land to the west of the site was safeguarded for Phase 2b of HS2.
Subsequently, Gazeley are looking at the potential to bring forward a HS2-compliant Class B8 employment scheme, which will incorporate some additional land to the east (c.5ha) to make up for the land potentially to be taken by HS2. This would extend up to Corkscrew Lane, to allow a building(s) of up to 70,000sqm to be developed (which is comparable but slightly less than the 2012 planning permission and involves less land take).
If HS2 did not come forward, Gazeley would have the option to build out the 2012 permission.
