The hybrid application has been structured in this way to allow the site infrastructure and enabling works to be implemented and delivered immediately following the grant of planning permission. Applications for the approval of reserved matters and discharge of conditions, in relation to the ‘development plots’, can be submitted whilst site infrastructure and enabling works are underway. This will allow detailed proposals to be formulated in response to market and occupier requirements. As no end user has been agreed as yet, this allows for the scheme to be market led and adaptable. The masterplans to the left show the two proposed and illustrative options.
